This project is located on East Las Tunas Drive which is currently underdeveloped with low density older commercial and residential properties.  Because the rectangular property has a narrow frontage onto the major street Las Tunas Drive but is relatively deep we developed an enriched courtyard that allows all of the mixed-use functions to access a vehicular and pedestrian enriched space.

This project is located on East Las Tunas Drive which is currently underdeveloped with low density older commercial and residential properties.  Because the rectangular property has a narrow frontage onto the major street Las Tunas Drive but is relatively deep we developed an enriched courtyard that allows all of the mixed-use functions to access a vehicular and pedestrian enriched space.  There are approximately 9300 sf. of ground floor commercial frontage onto the main street and the Courtyard, with two levels of approximately 18 mixed-use live/work units above the commercial space averaging approximately 1000 sf. per unit.  At the rear portion of the property, we developed 15 deluxe residential units consisting of 2 bedrooms and 2 bedrooms and a den on three levels above a secured residential parking area.  The property has excellent views of the San Gabriel Mountains and a large open space to the north, the San Gabriel Country Club.  A residential Plaza is the focal point for the residents and their guests viewed from the entry lobby on each residential floor.  In addition, each residential unit has private balconies facing landscaped open spaces.  The project was conceived as the beginning of urban renewal by the private development sector.
