Located on the Peninsula in Newport Beach, the 2.36-acre project is proposed to be an active urban development with residential units and offices over retail stores. This mixed-use project includes the construction of 27 new residential units, 10,000 SF of retail space, 26,000 SF of office space, and 230 parking stalls. Planning of the site included the integration of an existing waterway, vehicle and pedestrian bridge, a below-grade parking garage, and common areas. The building massing and façade details are organized to afford views to the ocean and bay for the residential and office units, and the development of an attractive urban street space along Newport Boulevard.
